Selling a house.... tips please...

We're selling our house (upgrading).... I've bought them, but never sold... anyone have any tips?


PS.... also thinking about tossing a coat of paint on the outside... anyone have experience as to just how warm it has to be outside to paint the exterior?

#2 location, location, location.

Personal experience: make it look like you'd want to live there.

EDIT: You can't think about what someone else would want as far as paint, They're thinking the same thing.FWIW. Ask your realtor about this. Whats the going trend.

Ya, curb appeal! Anything you can do to the landscaping or exterior is worth its $$. Touch up trim work, clean the glass, etc. Entrances are also important.
Coincedently I just *lost* a home I put on bid in on. I missed by one day! (and 100k...lol)

My understanding FIsh is that if you are using Oil based paints which you should be for exterior painting that temp doesn't matter. You may want to check with a professional though.

A few more sellers suggestions Fish.
Take down all the family photo's, things that make the house personal. The prospective buyer gets a subliminial message that this house isn't theirs with to many "personal messages" coming at them.
Get rid of most of the clutter, the knick knacks, and if a room has a lot of furniture, store some of it, the idea is to give the impression of more space than the really is.
If the kitchen cabinets has space on top of them , clean that off also.

FSBO!!!!!!!!!
aree to co-op and pay some closing.
Agents usually get 6-7 percent. With a co-op you will pay
3-4 to the agent that delivers the buyer.
use the difference to help with closing. This will
help more buyer qualify for the house because they need
less to get in.

My first answers are all represented. Curb appeal. Do it yourself, stand across the street from your house and look at it, do you see anything ugly that stands out ? Peeling paint, a dead bush, that pile of motorcycle debris leaning against the side of the house ? Clean it up. Buyers are always looking to see what needs to be changed to make it "right".

EVERYTHING is negotiable, including commissions. Don't assume that if a realtor brings you a contract for listing that everything in it can't be discussed.

FSBO is a good idea if you had the time and ability to hassle with it. To me I don't, it's just not worth it.

Interview a few listing realtors, get them to do the appraisal and let them know you're interested in talking to a few agencies before you decide who to list with. Always go with the ones that pop into your head because you've seen ads, signs, heard about them on the radio or TV. These are the ones that the buyers will most likely call too because of the name appeal. A realtor always pushes their listing before they move to the MLS to find a buyer a home because there's more in it for them if they sell their own listing.

Don't volunteer information, but don't hide it either. Saying that you've always wanted to replace the roof because you didn't trust it would be a bad thing, even if it was good. Saying you've never had a leak when you've repaired a few of them will come back to get you, and is probably illegal.

Don't know much about the specifics of selling up where you are would be, you may need some local talent to help with that. Seems like in Florida everyone has a realtor's license (including me) because of the market here.

Question

I have a good friend who is also a agent. She advised
me the way i advised above.
1)She says that MOST agents don't have a buyer lined up, and will only put your listing in MLS. She also said that she has sold very few of her own listing. Appears to make the advertising even mls=fsbo.

2) Only show the house to buyer with agents unless you verify that they have been preapproved.
(agents don't waste their time with buyers who are not ready and ABLE to buy.)
3)You don't want your house held up with a contract waiting to see if buyer will qualify.
4) If you offer 2-3% toward closing your customer base increases and you house is a much better deal.

This all made sense to me, and I will be selling sometime this year. If you can shed a little light on the flaws on this/my plan I would appreciate it.

Paint inside...if carpet sucks, replace or get cleaned. Put everything except the basics into storage...nothng on countertops in kitchen, etc.

Go see a model home and see what personal stuff is around.
Nothing...looks quite large, doesn't it?

I just had my carpets cleaned yesterday and put a lot of stuff on the balcony...Apartment looks much bigger and brighter without all my crap...I got too much crap.

My friends just sold their place...they had a lot of crap...put it all in storage except for the basics...even the videotape holder next to the TV went. opens up floor space, etc.

They make cold weather paint that's good down to 30 degrees. Had to use some the other day for one of my properties. FHA loans are a pain in the arse. I had to get creative with the financing to get one of my properties sold. Some folks just don't have much cash going in. Lighting some candles before you leave is also a nice touch. I also leave a fire going in the fireplace (if you aren't too paranoid about the house being unattended for a few minutes with the fire going).

Otis is correct about the oil based paint's. You can
use them in freezing temps.
